• Internal Doors: Solid Black Alder passage doors and an 8mm frameless tempered glass sauna door.
• Planning Permission: Important: You must check with your local council prior to purchase regarding any planning permission requirements. We cannot advise on planning permission or local building regulations.

• Structural Framework: Constructed using high-grade 2x4 structural timber, providing exceptional load-bearing capacity for the UK climate.
• Thermal Envelope: Insulated with 75mm Kingspan TW50 rigid PIR boards to keep the cold out and the heat in year-round.
• Exterior Cladding: Finished in a modern, Teak-colored slatted composite that is weather-resistant, UV-stable, and requires zero painting or staining.
• Roofing System: Sealed with a seamless Techno 1.52mm EPDM rubber membrane boasting an expected lifespan exceeding 50 years.
• Interior Timber: Clad in premium, A-Class Scandinavian Black Alder, selected because it won't burn your skin, won't drip sap, and heavily resists warping.
  

We offer standard shipping on all orders. Please allow 3-10 business days for delivery. Returns are accepted within 30 days of purchase, provided the product is in its original condition and packaging. Return shipping costs are the responsibility of the customer.

• Delivery & Assembly: To bypass tight side-access issues, the building is delivered in pre-made panels. Final assembly is completed entirely by our expert installation team on-site.
• What's Included: The final price includes the building structure, full installation, and all internal items shown in the images (including the sofa, tv, cupboards).
• Site Preparation (Buyer Responsibility): You must prepare a solid, perfectly level 100mm–150mm reinforced concrete slab foundation prior to our arrival to ensure structural integrity. This is not included in the price.
• Utilities (Buyer Responsibility): We fully wire and plumb the internal structure. However, your local tradesmen must complete the final hookups prior to handover. Your electrician will need to provide a 32-amp armored cable, and your plumber will need to connect a standard 15mm water inlet and 110mm waste outlet to your mains supply. These external connections are not included in the price.
